Challenge
Max Reynolds represented a local flower shop, Flowers by Coley, in the relocation of their headquarters in San Diego. With an existing retail storefront in Kearny Mesa, they wanted to maintain both their retail storefront and central location while adding a warehouse component to their space. The challenge, there was a lack of inventory for industrial buildings in the Kearny Mesa submarket, and those available were highly sought after due to their central location.
Action
Max identified a ±10,075 SF industrial building with approximately 30% of showroom space for their retail storefront and 70% of warehouse space for their wholesale and distribution purposes. He then structured a compelling proposal that stood out to the ownership amongst other competing groups.
Result
Max was able to successfully secure this building for his client and negotiate favorable terms including the landlord contributing to and completing the tenant improvements.
