Challenge

I represented a local investor on the purchase of a value-add townhome in the La Mesa submarket. Interest rates were low and it was during the peak Summer months of 2021, the on-market Buyer bidding wars were ramping up.

Action

I identified the property on a Tuesday night, knew it was a great deal and presented it to my client immediately. We wasted no time touring it the next morning, drafting a compelling offer and presenting it by lunch time. This was a competitive market and I knew how important it was to get this offer accepted before the open house was held on Thursday.

Result

I was able to get my client’s offer accepted and negotiate favorable price and terms. The property was listed at $499,000, purchased for $461,500, and after completing some renovations re-listed and sold for $705,000.
